Benefits of Selling Real Estate at Auction

Selling your property at auction is a good option in most any case.  Instead of letting your real estate sit on the market for months on end, you can sell your property within a 4-6 week timeframe.  The closing date is set 30 days from date of sale which means everything is said and done within approx. 60 days from start to finish with your money in your hand. 

Marketing Your Property
We aggressively advertise your property to get the maximum exposure available.  Open houses are scheduled to showcase your real estate.   This is the only time anyone can view your property meaning you don't have real estate associates bringing people in and out of your home at any time during the day like you would with a conventional listing.  We are at all open houses to answer any questions the viewers may have.

No Repairs Needed - Property Sold "As Is"
Selling your home at auction means there are no contingencies on the condition of your home meaning all real estate auctions are sold "as is".   If a buyer would like to have inspections done on the property, then they are scheduled during an open house.  This is for the buyer's information only and does not affect the sale of the property once the final bid is accepted.  
The Seller does not have to make any repairs on the property in order to sell it. 

The Buyer's Responsibility
The Buyer must put a 10% downpayment on the property the day of sale.  There are no contingencies upon the buyer getting financing.  The buyer will in most cases have financing in place before a bid is made on the property so the downpayment is not forfeited if their financing does not come through.

Right to Accept or Reject the Bid
The Seller has the right to accept or reject the final bid.  If the property does not bring what you want it to, you do not have to sell it.  We will do a market comparison on the property to determine a fair market value.  The starting bid will be determined by the comparison and input from the seller.  Setting the opening bid will help insure only serious bidders are present at the auction.
